June Lake, Lee Vining, and Mono City Local News
As of March 14th, Mono County was reassigned to the Red Tier with fewer restrictions. Hotels, restaurants, gyms, etc. are all open at capacity limits. For more information click here to see Mono County’s latest press release.
The June Lake Loop (Hwy-158) is fully open and gorgeous (as usual). It’s a great time to drive around and enjoy the views. Mono County Fishing Opening is scheduled to be April 24th, 2021, so get ready! You can purchase a fishing license at one of our favorite local shops, Beaver’s Sporting Goods.
Tioga Pass (Hwy-120 West) which begins in Lee Vining, the Gateway to Yosemite National Park should be open by May 21, 2021 by reservation. June Lake Real Estate Trends and Stats
As of April 9th, there hasn’t been too much real estate activity in June Lake. Only two June Lake homes were listed since the start of this year. Three homes sold all under $600,000 which brought the median sales price down from last year. The median price will shoot back up once the home at 12 Dream Mountain Dr. closes and other homes are listed and sold throughout 2021. The image below is a summary of the June Lake real estate activity for quarter one of 2021.
Year-to-date the median home price sold in June Lake is $390,000. Looking at the image above, you can see that the homes were relatively small. The home at 183 Lakeview Dr. sat on the market for over a year. Lakeview Dr. can be a difficult street to find parking in the winter and is in an avalanche zone making it a tough location to sell. The house at 81 Knoll Ave. sold quickly because it is zoned for nightly rentals.

It’s still too early to tell if 2021 will compete with 2018. We believe 2021 still has a lot in store because of the high demand. Only two homes were listed and three sold in Q1. Two of the homes that sold were listed before 2021. Two of the homes that were listed are currently under contract or pending. There is virtually no inventory in June Lake right now. The only home that is active is a United States Forest Service Cabin located at 1079 Nevada Street offered at $1,725,000.

Lee Vining and Mono City Real Estate Trends and Stats
Mono City and Lee Vining real estate is typically slow. That is why we grouped them together. The towns are only about eight miles apart and most of the people who live in Mono City and Lee Vining live there full time. Only one home was listed this quarter and was put under contract quickly. The home is located at 9510 Highway 167 just outside of Mono City and offered at $499,000. In our next quarterly update, we will know what this home sold for!
Even though there has only been one listing in Lee Vining and Mono City so far, that is not far off from the three total residential listings in 2020.
June Lake, Lee Vining, and Mono City Real Estate Market Summary
June Lake and Lee Vining have yet to see many real estate sales this year. Both of these communities are much smaller than Mammoth Lakes and typically see a lower volume of real estate sales. While there hasn’t been many sales yet, we are only just finishing up with the first quarter. We are also headed into the busiest time of the year for real estate in the Eastern Sierra and the nation. Spring and summer are usually the most active time for the June Lake, Lee Vining, and Mono City real estate markets, and when we have the largest volume of listings.
